House Hunters IV

We met with the Realtor (same one as in June) at her office at 11:00 AM to make a house hunting plan. We had sent her list of ten we wanted to see on Sunday, but she was out of town until today, but we didn’t stand still while we waited. We drove around looking at the outsides and neighborhoods of the ten we were interested in. We eliminated one and added 2 more. The realtor added one of the ones we looked at before that just came off the market. Around half were vacant so they were easy to get into, but others had to be scheduled. So we agreed to meet again at 2:00 PM at the first house and by then they should have the rest lined up.

House #1 – There was a pretty descent view of Klamath Lake and the insides were freshly painted. They were also freshly carpeted which was a big no no for Donna’s dust allergies. And it was really a shame they didn’t spend some of that money of re-staining or painting the outside because the place really needed it.

House #2 – This one won the House Hunter challenge in June. At right now is the leading contender again. There is a nice front deck with a view over a park. the garage is not attached, but there is a covered walkway to the kitchen. The reason the last deal fell through had to do with the house inspection, so if we can figure out what spooked the previous bidder, maybe we can deal with it the issue or pay for fixing it if we purchase the place.

House #3 – This was one of our late additions. This sucker checks all the right blocks, no carpet at all, 2-car garage, central air. Donna claims there is no view, she is sort of right, but the big stumbling block is price, it is at least $30k over what we want to spend.

House #4 – This one serious potential, it was in a really nice area and the price was right in our sweet spot at $199K. But it quickly went downhill to elimination once we visited it. All the bedrooms were carpeted (not unusual around here), the kitchen was a mess in that the stove was antiquated and custom built into the counter top and the street turned to be very busy.

House #5 – This one was a late scratch as the owner couldn’t get away from a meeting to corral her dogs so we could see the insides. it is one they scheduled for tomorrow.

House #6 – This is on a very busy street, but Donna wanted to see it because she really liked the kitchen along the rest of the insides and the backyard looked pretty good. I knew it was going to be a non-started based on the fact that there was no garage and there was no place to add one. The handicap ramp on the front was gone, but that turned out to be the only positive. The front part of the house was not on a foundation so it had a distinct list to it. But kudos to the photographer as they made the place look 40 times better than it was.

House #7 – This was Brian’s favorite place. The style! The garage! The landscaping. The view. It also had an excellent kitchen. But ultimately it will not be our new home. It sits on a high hill which would necessitate 4-wheel drive in winter and it, like House #3, is a bit too high in price for us.

House #8 – This was near the top of our must see list. It is within walking distance to the YMCA where Donna can swim and get her Yoga fix. It checks every box except for the carpet in the bedrooms. One of things mentioned in the ad for the house was that a new roof would be added before any sale. Well today was the day they were doing it. We couldn’t get in because the big forklift truck was parked in the driveway lifting shingles up to the roof. Our visit was tabled until tomorrow.

House #9 – This was 3 doors down from the other Merryman place, so we had parked halfway between the two. It really wasn’t a bad house, but we both came away with an icky feeling. This one gets crossed off the list.

House #10 – This house was runner-up in June, but we had to cross it off the list because it was under lease until May of 2020.

House #11 – It is low on the list for it’s strange location, but we wanted to look at it anyway because the kitchen is recently re-modeled and looks great in photos. It is having an open house this coming Sunday, so we said we would go then just to trim the house visits today.

House #12 – This is listed as Dawn Court, but it is actually on Dawn Drive. We were intrigued just on the fact that the house was brick and there are very few in this town, plus we are coming from a brick home. Turns out this is a short sale and the pictures on the web are carefully selected to not show how bad a shape this house is in. It is listed for $190,00 probably because that is what they owe the bank and the house would be worth that if you could get it for $140 thousand and spend $50 more on renovating it.

House #13 – This was our second late edition home and it turned out that 13 is an unlucky number because although there were several keys in the lock box none of them fit the front door lock. There was one for the deadbolt, but there was no way we were getting in this one. A second attempt is scheduled for tomorrow.

So after two & half hours and 9 homes walked through, we left the realtor behind and headed to Baskin-Robbins for some re-fortification and talk-talk, because, man, House Hunting is a lot harder work than they make it seem on HGTV.

Moving In?

Make AT&T Your First Home Improvement. Maybe they heard our realtor say, “I’ll sell this house in a week,” and figured the new home owners would be moved in by now. Sorry folks, I think the arrival timing of this piece of junk mail was JUST OK.

This is not the first bit of junk mail that has graced our mailbox since the house was listed for sale either. Within three days of the sign being planted in the front lawn, and for about the following week, we were inundated with postcards and short letters for other local realtors (even some from the same agency as ours was from) asking if we needed help selling our home. The only reason I can think of for this is that they were planting a seed in case the place didn’t sell during the duration of our current contract.

Hey, Ho, Saint Joe

A person we had met at the Spring Steeplechase wanted to see it the weekend before it went on the market. She was looking for a place in this neighborhood and wanted to get in it because every time she noticed a house for sale around here it sold before she could get in it.

Our realtor said that it would sell in a week.

Our across the street neighbor said, “You’ll have no trouble selling it.

A random neighbor we really don’t know well, saw us outside a couple weeks ago and said, “I’m surprised. I expected a Under Contract sign by now.”

As of last Thursday the house has been for sale for a month. In that month we have had less than 10 people come through to look at it. Our realtor held a Realtor Only open house and maybe 10 folks showed up (all from her company…) and no one has of yet stepped forward big sacks of cash.

While having dinner with some friends, who coincidentally have their house for sale too, they mentioned that they had ordered a statue of Saint Joseph from Amazon to help them sell their house. Donna and my response was, “Huh?” Turns out this is a whole thing.

Of course their house has been for sale for 3 months and they have reduced the price a couple of times, so they might be getting a more anxious than we are. I’ll let you know in late October if we buy our own statue of Saint Joe.

House Hunters III

As I mentioned the other day how different a house and its street could look in 3D real life, as opposed to the satellite and street views Google provides. Figuring that same effect would apply to the interiors of houses and the photos on Zillow we decided to call a realtor and try to get them to show us a few homes.

We narrowed our list down to 4 houses. We picked the one that was the early favorite and called the realtor to she if she would show us that listing and if she had the time could she show us these other three. We agreed to meet at 10:30 on Wednesday. We were up front about our intentions, that we were just looking and and not actual buyers, for now. But we were seriously considering moving into town in the future and when and if we did, they would be our first call.

The first house we went into was practically around the corner from where we are staying. From there we headed into a nearby neighborhood that was close to the Oregon Tech. Then we headed off to get a look into a house we poked around outside of the 2 days ago. We even chatted with the neighbors. We finished off with the house that was the listing of our realtor. It was very interesting to see inside compared to the pictures online. At the end of the tour we thanked them kindly and went our separate ways.

If this were an episode of House Hunters and we had to choose from just the houses we saw today, we both agreed that the first house we saw would have been the winner. Not long after we got home, the realtor texted me to say that when she got back to the office she noticed that someone made an offer on that very house, earlier in the morning.

This afternoon we did a little more geocaching. Very little more, looked for 5 and found 3. Today’s walk was a touch over 1-3/4 miles. This “park” is on the other side of the Link River from yesterday and the word park is in quotes because it is basically a developer’s failed dream. There was a small loop of paved road with street lights and the utility boxes on home sites that covered a hill between the Upper Klamath Lake and Lake Ewauna, but no homes had ever been built. The land is city owned and open for walkers. Today’s photo is a field of wildflowers that had taken over one side of a large hill between caches numbers three and four.

House Hunters II

This morning we did a little more lookee-looing at houses around Klamath Falls. The one new house on Zillow that we added yesterday, its the one furthest east on yesterday’s map, we had high hopes for because it checked all the boxes and had a killer view. We drove up and down the street in front of it once and then parked at one end. We walked back up the block to see if we could get a good look at that view, we could and it was as advertised. As we started to walk away, the front door opened and a gentleman walked out to say hi. He told us that house was listed on Friday and the very next day they got a full price offer. Ouch for us, good for them.

We then checked out the community pool and YMCA pools for Donna’s swimming addiction. The community pool was way too busy and it was outdoors. The water is heated to 83-85 degrees, but still, with daytime highs in January of 40, that has got to be cold. The Y’s pool would work though. Its indoors and the cost would be not too much more than Golds is costing now.

We found a nice park with a ton of trails near our AirBnB, so this afternoon we did a little geocaching. Very little, looked for 3 and found 2. We walked only a total of about 2-3/4 miles, but both of us noticed the diminished oxygen at our current 4,200 foot elevation on the 120 foot climb up to the cache locations. The picture above is looking out over a piece of Upper Klamath and was taken from around the spot where cache #2 was.

House Hunters

We have made no secret about our reason for staying a week in Klamath Falls, Oregon, we think we might like to move there. To that end we have been perusing Zillow for a while looking for possible homes that we might like. We narrowed it down to a price range we think should be attainable if we sold the Bogardus Estate in Aiken. It has been fun “window shopping”, but now it is time narrow down the list of twenty odd homes that Mr. Zillow provided us with.

We spent pretty much the whole of Monday morning and then a little of the afternoon just driving by about 8 houses. We dismissed about half of them after seeing them in their natural habitat because we didn’t like the neighborhood. Amazing how different a house and its street looks in 3D real life as opposed to the satellite and street views Google provides.

But we discovered almost that many to add to the list because we happened to drive by them as we drove through neighborhoods between the ones on our list. And we found one that was almost perfect, except it is about $20k above what we want to spend and it is at the top of a steep hill.1

This evening we did a little more Zillow searching and found a couple new listings to drive by and look at in the morning. And then to balance it out we dropped two that were on the bubble. The blue pins with the white squares on the above map represent what our current possibles are.

Garage Door Mods

About a year ago we upgraded from a rickety wood garage door that had a row of windows to nice insulated metal one without windows. Every time I pull into the driveway I marvel at how plain it looks. That row of windows on the old one broke up the large expanse of white. Also as a little bit of spice, a few years prior, I had mounted one of those fake carriage door kits that every new home in every new sub-division in America has.

The only reason I bought that door kit was because it was in the bargain bin a Lowes for like eight bucks. How could I resist? I’d grown to like it, so I saved it off the old garage door thinking I’d put it back on the new, but never have. Maybe it is time. Kind of hate to drill holes in the metal door though…

Another option would be to paint some fake windows on the door where the old ones were. That would be a nice change. I would use Plasti Dip so it would be removable. Or maybe I could do the top “windows” and put a little arch on them. Or maybe a combination of windows and hardware.
